hi everybody,

i'm living in a brand new appartement in an 10th floors residence build this year and i have also the chance to be at the 9th floor. Unfortunately i'm able to ear in my unit the very loud sound of the brake of the machinerie of one of the two elevators.

The guys at the leasing office already told me multiple time that the people from KONE told them that it is the normal noise of the brake and that they are nothing that they can do to fix it.

Here some infos for you about the elevator:
- KONE ecodisc With drum brake
- 15 people max, 2500 lb max
- motor of the elevator located at the 10th floor

Does everyone have any idea that if it's possible to fix the noise or at list reduce it ?

Unfortunately that is the normal sound of the Brake when it is out of adjustment. If adjusted properly they make a soft clunk not heard out of the hoist-way. Kone has write-ups on proper Brake adjustment, perhaps you need to find out if building management just has an oil and grease contract and not a maintenance contract. If it is an O and G contract they have to pay for Kone or who ever is servicing your elevator to come out and adjust the Brake.

Sounds like there may be too much spacing between the brake drum and shoes. From what I've seen it is a common issue with kone machines. Like John said, properly adjusted it should be a light noise when the brake drops.

They can adjust the gap to specs and bring the noise level down but it will still be audible from the hallway. That's the nature of the new MRLs. Now it's all about $$$$ and saving space. They don't care about how they affect people or how hard they are to work in the hoistway. The game has been changed by KONE.

Kone & Schindler are junk dealers. E-man is right, it's all about the $$$$. Customers get the shaft... sad for the industry.

I would agree it's rare to find a building owner put his customers before his own pocket book.
But I've also never heard of a salesman telling some one "I can afford to sell this elevator to you at this price because these units are noisy, difficult to work on or of poor design and quality!".

I think I would fall off my chair if everyone blurted out at a bid meeting the negatives about their equipment!

The KONE guys was able to reduce a litle the noise, but unfortunetely i'm still able to ear it with my ears plug. The noise is resonating on the ciment.

So my understanding is that is comon issue with KONE equipment, but that is possible to reduce it significantly ?


What is also funny or upseting is that there is a second elevator located in the same pit that the noisy one. The other one is also a KONE Ecodisc but this one is totaly silent because it using disc brake...
The motor of the silent one is fixed on the wall who face the Street, and the fixe the noisy one on the wall facing the units.

Do anybody know if that is easy or even possible to replace a noisy drum brake motor by a silent disc brake motor ?

So i think that the money is a huge factor in this situation but there is also a huge bunch of stupidity.

I have adjusted lots of these brakes and found that if you use the brake box tool correctly you can reduce the noise of these brakes setting to almost nothing.
Set your brake pods lift to around 0.05 mm.

I totally agree Koneisland,properly setup they are not heard outside of the hoistway by the general public. An elevator mechanic may hear a soft clunk only because they are looking for it. If you hear a loud Brake, it needs adjustment. The distance between the drum, and brake shoe is critical to cutting down the noise factor. As a FYI, it my understanding that Kone won't let their Tech's adjust the Brakes until they have been trained and certified. Anyone hear of this?

Gabgab, send me your email address and I'll send you a copy. The adjustment and gaps for the mx10, 18 and 20 are the same. MX32, 40 and 100 are different. I have all of the literature. You can follow it and get it to work properly. The more you do, the better you get. I adjusted for kone for over 20 years, actually started with Montgomery. Yes, John Jay that is their policy. If you have not been certified by a trainer you are not suppose to work on the brake system when you're employed by kone. I was a certified trainer as well.

Thank you all for your informations,

I will send that to the management of the building, can be usefull for them. For my part I gave my notice and will vacate my appartement because like you can imagine it's not very easy to live near a Kone Ecodisc with drum brake not well adjusted.

I didn't know if that the people who worked on the brake was certified but anyway they are not very efficient because the noise is still here and it increase. And the only things they said is that "it's fixed" but in fact they didn't change nothing or they said "that is the normal noise of the brake".
